This book developed out of thousands of nationwide investment opportunities that I personally reviewed and inspected. Beginning in 1984 for nearly fifteen years, I was employed by a successful institutional investor in commercial mortgage loans and real estate equities. Unfortunately, I experienced the real estate decline that began in 1990. I saw the devastation of the nationwide market downturn that lasted most of the next five years. Nearly every major real estate investor was rocked by the losses. Among the worst hit were the institutional lenders. The numerous banks that crashed lead to the Federal Savings and Loan crisis. Large numbers of insurance companies took unimaginable losses from their loan portfolios. For most, the losses equaled up to a third of their total value, and for many others, even more.
I continue to witness large segments of the investment community make the same mistakes I had learned from experience. This places them at risk for serious financial (albeit, physical) problems. I imagine that somehow the messages and the lessons of the past have been unclear, or not fully realized. In the book, I examine current market products and conditions to draw upon similarities between investment practices of today and those preceding the last downturn. Few are aware of the numerous contemporary investment risks that loom because of mistakes and misrepresentations not unlike those uncovered a decade ago. In fact you will see that the market downturns of the past may be pallid in comparison to what may lie ahead.
In spite of what I have seen, I remain optimistic and feel certain that this book can help to prevent mistakes.
